Fla here....but TN is cheaper. Near Smokey Mountains is conservative and beautiful. So is Chattanooga. Panhandle has military bases and a lot of hurricane traffic. I prefer Central Florida west coast. From the panhandle down to Naples all white powder sandy beaches comprable to Hawaii.

Places not built out yet in that area are Cedar Key, Steinhatchi, lower Crystal Beach, Ozona, Palm Harbor, Safey Harbor and Dunedin. Charlotte, Bradenton, Ft Myers. Sarasota FL and Naples are too expensive. Anywhere in between and above is absolutely just as beautiful! Same beach.

St Petersburg is a great City too but you have to put up with the USA pride festival there every year.
