Other issues:

1. Typos e.g. "it's" and "its" - if this was legally binding or represented/written by legal counsel, then no way is this going to fly

2. Signature. He always signs to the RIGHT (even in business/official letters) and his signatures are never that small. That signature is copy/pasted.
