How would the 1st option, Trump hanging up his hat and sailing off into the sunset, be suicide for the Dems though? That would be exactly what the Dems want, wouldn't it?

Unless you mean by appearing to give up, causing the Dems to lower their guard, actually paves the way for him to strike back with a vengeance.
