I managed to get a 1/2 acre lot in a rural subdivision that is largely undeveloped that has 2 community wells for under $6k in southern Oregon (red county, there’s only like 4 blue counties in Oregon) only thing i need to put in is a septic tank. Water line is there and ready to be hooked up. No water bill either, it’s part of the $200 per year HOA fee. HOA is very relaxed too, it’s there for the water system and the private 15 acre waterfront park that the community ownes.
It aint perfect but it’s something. Better than living in the city and renting.
