Thank 'you'. I'm stuck there at the moment and it sucks. Between elderly parents who need care, and my on grandchildren, it would be difficult to escape without collateral damage. With housing prices on the rise though I may unload my beast along with the $15k/yr property taxes and regroup. Just didn't want to move twice before my final retirement house.
