Just got blindsided with having to have a double hernia repairs, my child with Achondroplasia having to have his guide growth plates to fix his bowlegs taken out and find that my house needs a new roof and that cost is upwards of 35k. I make decent money (85k) and have some savings but I am unsure how I will pay for all of this. Insurance will help with the medical side a bit but it all has taken a toll on my mental health and am just asking for prayers. Thanks to this group and getting back to church and God has helped. This is just a lot to digest. Thank you all.
Well I thought it was a rip off as well. However I have a 10/12 pitch and 5100 sqft of roof..my house is on 2300 sqft but due to the complicated roofing layout, that seems to the price for architectural shingles. Not sure if 3 ply shingles are cheaper but are they worth it. I don't know.
Are they taking off the old shingles? Do they need to replace plywood or structure? 35k even with a modern 10/12 sounds like way too much. I am a concrete contractor. Mostly residential. I know exactly the type of roof you are talking about.
How many bids did you take? Are they all similar? Have you asked around what neighbors have paid? 35k is just Wow!
Hey. Thanks for the response. I did talk to a neighbor and got another quote this afternoon. It was $21k with changing out both my skylights. Much more in line with my expectations.
Still a tad high but much better. Ill take my consulting fee in silver hehe.
Its very difficult judging prices right now. I am having a difficult time finding help. And even the inexperienced help is costing me a fortune in wages. Which of course raises the cost of my Worker Comp and Unemployment "contributions".
I have raised my prices too. I have had too. My costs are skyrocketing but builders are slow to keep pace. So I have to try and make up some of these losses through homeowner work.
I really hate doing this because I feel in the long run it is a detriment. But what am I to do? Most of us contractors are barely hanging on atm and when they raise interest rates again I see 2008 all over again. In 2008 if I hadnt had federal contracts with HUD and at the VA I would have lost everything. I dont have that this time.
But this time around all my equipment is paid off except for a couple trucks If the company loses them because it cant pay the bills Ill just retire. In 2008 I was early 40s with a couple kids still at home. This time Im 58, kids grown and gone, house and 3 different parcels around the State paid for in full. I dont want to retire though, I was hoping to do this forever at a slower pace. Maybe get rid of the builders production work and just do a few decorative and custom jobs for homeowners.

As for my situation it may be a tad bit high but with the complex roof I have, isn't over the top surprising. Beats the 35k quite and my first quote from another company was $48k. I'm going to get a few more quotes next week. We shall see.
Thanks for the conversation, and I do hope your work is consistent and allows you to keep working. I also hope this crapshoot of the past few years ends because it's not good for anyone.
