My wife and I have our WA house pending sale, and we are in FL looking for our new house. I am asking for prayers that we will find the right place to escape the hellhole WA has become. We are nearing retirement age and while I am grateful I can keep working my same job remotely (with a 10% pay cut to go full remote, but the lower cost of living should make up for that), the stress and anxiety of this change is weighing on both of us and what we thought were going to be reasonable downsized replacements have all had far more problems (water damage; wood rot, insect infestation, etc) than our budget will allow us to deal with, given the rise in interest rates and the remaining balance on the old house. I pray God will take away all the anxiety heal our mental state, and bring us to the right house that will suit us for the rest of our lives, in an area with others of similar love for God, our Constitution,and the freedom he gave us.

When a house comes on the market, the investment groups will try to snap it up quickly. Your best hope is to have all you ducks in a row so that if you find something that suddenly appears on the market, to be able to close the deal very quickly.
When I got my current house, we got a heads up from my mother-n-law who was in real estate that it was going to hit the listings very soon. We got everything on our end ready to go so that we could drop a bid right away. After we closed on the property we heard through the grapevine that some other big realtors were very angry that we beat them to the punch.
