Ohio is a pretty safe place for a datacenter. Low risk of earthquakes, tornadoes, no hurricanes, etc. Smack dab in between many major cities. Pretty good infrastructure from what I have seen. And that area is really thin so I'm sure land prices are a steal compared to any metro.
There's a high cost of establishing connectivity in rural areas. if MS is splitting costs with Amazon (and probably the state and county government) it gets affordable quickly.
There's some pretty high end houses around his estate, so I'm not sure how affordable New Albany is. The surrounding countryside is probably not too bad, though, price-wise.
