That is 100% correct. Quite frankly, I dont think we’ve had true price discovery of any asset in decades. The valuation models are inflated by artificially low ‘risk free rates’. Hell … the Fed can now open the window and let banks loan all they need to “investment banks” who then pump that free cash into equity markets (using any one of a hundred special purpose vehicles).
