My old man use to say that every spring when Greeley thawed. Smells like money. Sadly lots of money moving into weld to escape high prices of Larimer and Boulder counties. This is a developer land grab 100%.

You’re correct and it’s blatantly obvious. Hope the residents are successful pushing back. Zoning can’t be changed just on a whim. Calirado and the poleass from California is continuing its shithole ways...and not in the good, smell of money ways.
