I think since it's a TV show, there's a LOT of drama thrown in to keep a plot line.
That ranch has been very sus for decades. I remember Art Bell talking about it in the mid 90s when it was owned by I think Robert Bigelow, the same Rob Bigelow who owned Motel 6 who opened his own aerospace company that has some shady government ties.
Yes, it was owned by Robert Bigelow and as they explain in the series, Bigelow spent big money trying to get to the bottom of the unexplained occurrences. Then the government offered to come in and provide funds and another 55 scientists (I think?) on their payroll to figure it out which he accepted. The giant team of investigators were still unable to answer the questions.
But now, with this group, they have much more in the way of hi-tech stuff and independent experts that can do so much more than before and I am here for it!
