I'm still waiting to see a map that shows where the shooter parked his car, and was then able to haul an AR-15 around to the shooting sight, unseen by anyone.

He wasn't unseen. That's the point. There were witnesses that saw him climbing up the side.
He is completely unseen when he presumably walked from wherever the hell his car was parked, to the building.
Maybe he parked directly behind or beside the building. He didn't necessarily have to walk a long distance.
