Understood, but keep an eye on the market here, things do change over time.
Also, you might look in some of the smaller towns around here to see if prices drop with distance from Knoxville.

Your buddy Dan and Sandy were sending me feeds and all the sudden they stopped and I contacted them for months telling them I wasn't getting them anymore. After a three or four times of asking I quit asking and started researching on my I don't know what the problem was.
I was pre-approved for a mortgage and everything there.
Sandy's father was very ill and he passed away recently. Dan has been having health issues... but they are still doing real estate.

When we moved into our house in 1993, this area was semi-urban / semi-rural. With all the rapid growth that has happened here, it is now almost fully urban with new construction going on all the time and all available space (formerly empty fields and small farms) now under construction for apartments and houses.
I no longer care for this area as new demographics are moving in. If we were to sell and move, I know we could get 4 times the amount we paid for this house, and I would move farther west into Knox County or maybe Loudon County.
