I’m WA state. The rest of my family is TN. Cousin and I have similar houses, size, age and property. I pay $4,000 a year in property taxes, cousin pays $800. Trust me, I contemplate moving to TN almost daily.
Find a home in the area / range you want and check the county cad (most are online and easy to search with an address) get all the info on the property including previous years values and total tax bill
your cousin is lying to you unless their property is only worth 25k.

I think you left something out of your equations....
Assume you have a house with an APPRAISED VALUE of $100,000. The ASSESSED VALUE is $25,000 (25% of $100,000), and the TAX RATE has been set by your county commission at $3.20 per hundred of assessed value. To figure the tax simply multiply the ASSESSED VALUE ($25,000) by the TAX RATE (3.20 per hundred dollars assessed). $25,000/100 = 250 x $3.20 = $800.00 or ($25,000 x .03200 = $800.00) for a tax bill of $800.00
Hmm why would the assessed value be 25% of the true value?
Either way in your own example if op claims his buddy only pays $800 yearly then best case scenario his home is only with $100k? Doubt it. Flawed logic all around.
to give you a better idea, if property in TN is worth $500k you'd be paying $16k property tax. That's pretty damn high. In CA, normal taxes on 500k = $5k/year
Even California is cheaper than NJ on taxes then. House worth 600K, appraised at 350K (for taxes). Nearly 10K/year property tax.
Yup. They make up for it with high income tax
But reminder to the audience: taxation is theft. Imagine owning land and having to pay taxes on it. Such bullshit.
