I just checked zillow, and prices are waaaaay up from a year ago! Perhaps with the interest rates up, prices will drop, so if you have cash to buy one, you might be able to get a good price without the added cost of high interest.
A friend of mine bought a farm in western Virginia two years ago, and he said his agent, who deals almost exclusively with farms, told him that when farms would come up for sale, they would get bought within a few days, and usually over the listing price. Covid drove all the city people out to the country, and if they have internet, can do just about anything they did before when they lived in a city. The question is, if the cities get back to being livable, will they get tired of country life and move back? Side note: this friend sold his house in FL in 2019, that he bought in the early 90's for about $150,000, for about $750,000, and he said it was worth another $250,000 more a year later. He did a lot of work on the house he sold, but a pretty good turn around :)
