I have mixed feelings about them. In a gated community there's no other way than to have an HOA because who else is going to pay for the gatehouse, the fence, the security? But in just about all NEW subdivisions that aren't gated, you have HOAs by default as well. Forces people to keep their properties looking good. I've never been in one and refused to buy in one to keep my costs down, but there can be positives as well.
There aren't any positives. If your grass is too long, or you leave your garbage pails out after a certain time the next day, or you have curtains/blinds they don't like, or park where they don't want you to, you get fined. They'll put a lien on your house for painting window trim the wrong color.
Yes that's true. My Aunt and Uncle live in a subdivision like that, garage door can't be open, garbage cans can't be out for a certain time, etcetera. But no one gets cited even if they're not perfect. But yes, it demands conformality with colors for things on the home including the front door amongst other items that can be painted. How are you supposed to work in your garage with the garage door closed during the summer??
