As a first time home buyer, I got a mortgage quote and my jaw dropped. The property is in need of rehab and is all I can afford but I can do the work. Sorry a contractor has to be qualified under a FHA HUD program and there are no contractors in my area that qualify. So with stellar credit and 60% down the mortgage company wants 12% and 4 points. I've struggled and saved for years to save enough and my dreams of home ownership are crushed.

I was in the mortgage business for 10 years. I owned my own mortgage company up until 2008 when everything melted down and I lost everything. I bought a house 4 years ago through a program that was referred to me by a co-worker. Check out www.naca.com. They are a program that often works with blacks and other minorities, but they will work with anyone. They are a little extra work, but they require very little down and have very aggressive rate buy downs that can get you a very competitive rate with no PMI. Sorry if I sound like a salesman. I'm not. I just got a good deal with them and wanted to pass on the information. Best of luck!

I felt the same way, but I just played the game. Now I have a house with a 30 year fixed rate at 2.125% with no PMI and I only put about $2,000 down on a $260,000 house. Even when I owned my own mortgage company, I wouldn't have been able to get a deal like that. For that, I'll play their stupid "equity" games. Why should deals like that only be available to groups of people that the Democrats choose? Either way, it's not a problem. Like I said, I'm not a salesman for them. I was just trying to pass on what turned out to be a very good deal for me. Best of luck.
