Does anyone know about Real Estate Transactions ?
just found out someone was cheated in a real estate deal
the elderly lady said that the previous owner was supposed to replace the electric panel before the home was sold
she just paid $1200 for two people to replace an electric panel
I wanted to advise her on what to do, because after they changed the electric told her something was wrong with her air conditioner, I told her to say to the Real Estate agent and their handy man friend, that "The Air Conditioner worked fine before the panel was replaced". It turned out they told her, the circut breaker on the roof was off.
Should she contact the real estate company that was involved in the sale about the $1200 she was scammed out of, the bonding company, the title company ?
NEC (National Electrical Code), I could pick their work apart guaranteed but the NFPA (National Fire Protection Association) wrote everything for the NEC on arc flash protections. A simple phone call to your local fire department may solve the problem as well.
Use this information and tell that realtor that you are doing so, they'll find funds real quick to bring in a professional I assure you.
I can tell you under Brandon's regime nobody is replacing a service panel for $1,200. Tell her to go after their licensing. There is such a thing as a home owners permit if you want to do your own work but an unlicensed hack that the used house salesman hired is unlicensed and uninsured. Breach of contract... it's same as a roofing certification on a home.
She needs to contact a lawyer. This isn't a realtor contract issue this is a safety hazard that could result in everything she has burning up in flames. Go look at the permit records and see if the tag from the local power company on the meter has been tampered with. Contact your local building inspector and lawyer up.
its a maybe 125 amp FPE panel from the 70s. Two guys ?
Depending upon a few circumstances that would barely cover parts. I bid panel upgrades around $2,500 and up. Make sure it gets inspection, $1,200 is WAY too cheap and you should be suspicious of the quality of work
Are the problems documented in an inspection report?
I will ask. If she finds it we can review it and call the real estate agent.
Then we can make a stink and the real estate agent would in good faith make her a deal and provide a refund or another arrangement.

Contact the power company and tell them that you think something is screwy with their equipment if you really want to mess with them. The power company always gets fussy when someone touches their equipment who isn't qualified.
I contacted the power company on a separate issue and afterward felt like I got slimed. Then I contacted my state's regulatory agency. .... Hi this is (the male version of Karen, I got a bad deal from my power company, can I speak to the manager ? ) and I went on a local radio show as well. Karen !
