Back 15 years or so ago I bought a 2/2 Condo in Orlando close to the tourist area to take advantage of the Obama 10% Tax incentive for first time home buyers (You didn't actually have to be a first time buyer), and the huge collapse in real estate prices. Previous sale had been 180,000 in 2004 and they had a bargain since the going price was over 200K in that complex. I paid 37,900 and with the 10% I actually paid 34,110, not bad for a 2/2 with Fireplace, screened balcony, and storage room.
So anyways, being in close proximity to the tourist area the people who are interested in renting a room are likely hospitality workers. Since Disney allowed cohabitation, health insurance, there is a huge minority of gay people in the industry.
Being frugal and a bit naive, I decided to rent the extra room out since I was single and trying to be an "open minded" person, I put gay friendly in my ad thinking gays were clean and financially responsible. That is an untrue stereotype.
First person that came to look at the room was a Palestinian from Jordan. He wanted to smoke in the room with the window open, drank a 12 pack of beer a day and quote "I Hate the Fucking Jews" Well I didn't rent to Satan... Next guy was a Universal Studios employee who played Spiderman, sadly he didn't rent.
Third person was a black gay kid in his 20s who worked PT at Walmart and was in Collage. He had a Yorky dog and didn't have it potty trained, I was mad and explained to him how to house break the dog, and everything was ok for a long time, but suddenly he had financial problems, having dropped out of school and lot his PT job. Soon thereafter, I came home and found him bringing strangers into my home, the last straw was when I came home and could hear very disturbing noises coming from his room. The next day I put his stuff in bins outside the door to the condo and changed the lock.
The next person to apply through my gay friendly line in my ad was looking for a hookup, I was married by that time and waiting for my wife's visa to go through, and I'm a monogamist hetero. heh, no hookup for him.
Still trying to be open-minded, the next renters were 2 gays, that weren't exactly a couple, and they had 2 Siamese male cats Ava and Jaja. They didn't stay long, maybe 6 months, but they were slobs and their cats clawed up my white leather living room.
My final thickheaded attempt at open mind was a bisexual 30s with type 1 diabetes, and his low 20's nursing student black chick. By this time I'd bought a 1/1 in another complex since my wife had arrived from overseas, and was renting both rooms in that condo out. Everything was fine for 3-4 months...
So the black chick notified me she was moving out, her BF was spending too many nights at a male friend's house. So I was over to collect rent from the other renter when the gay dude came out of his room, insisting he could stay for free "I know my rights!" If he had offered to pay his half the rent for a few months I'd be cool with it.
So a few days later, I went over and threw all his crap in the dumpster(another slob), but contacted the black chick for him to come get his meds, I didn't have contact number for him. I also wanted to change the lock, but had to put the old one back on. By this time it was daytime and they showed up, having trouble unlocking the door and threatening to call the police. The key would work, and I got on my bicycle and pedaled home.
Around noon I get a call from a police officer wanting me to come back and "talk" I informed him it was too hot and he could come to my new address to talk with me. The 2/2 was in Orlando city limits, but my new address was in an unincorporated area where he had no jurisdiction... I'm sure he would have arrested me if I'd went back over, and while I'd get out (illegal eviction is a civil matter) I didn't want the hassle nor a mark on my pristine record.
The penalty for illegal eviction would be 3 months' rent and the value of the discarded property...
