I have to say, the first problem was buying a house in Riverside! Riverside has some of the worst stats across a wide variety of problems; crime, pollution, weather, etc.

If this couple can make the case that this person is vandalising their house (the damages mentioned in the article), why cant they just grab the miserable fucker by the throat and let the police take him to jail? I suspect if people went and started vandalising the homes of police, judges and local poltical figures they would be arrested.. so why should this guy get away with crime, above and beyond any BS about covid and no-eviction rules?
He has a pair of kidneys right, and lungs, and corneas, and other things that he has a spare of. I wonder if those organs can be seized as a lien based on the losses that the couple have suffered. I figure that he owes them that much.
They need to collect a couple of buckets full of cockroaches and feed them into the house through any available gap. This "natural phenomenon" should make him uncomfortable. Cockroaches are much easier to get rid of than a recalcitrant previous owner.
This would have a severe impact on the housing market if allowed to stand. I am hearing that some are now adding clauses that require seller to move out days before close of escrow as a condition of closing.
You can be sure the mortgage companies will write that in, immediately.
A guy isn't apt to pay his mortgage when he's not living there, and the mortgage companies do everything they can on the front end to avoid defaults.

Just knock on the door all the time, drive him absolutely crazy by not letting him sleep, don’t leave the property, knock on the door, break a window, play music constantly, drive him mad and take over your house. Put a Nazi flag up, put a “black lives don’t really matter” sign out front and a Trump flag... get creative

If I owned it I would start doing maintenance...rewiring (cut the power off), replace plumbing (water off) and have the roof replaced (removed).
