I could be wrong and have fallen for propaganda back then, but when I looked into cell antennas like 10-15 years ago, the safest place to be (besides far away) was right below the antenna:
the field intensity falls logarithmically with distance
the antennas are directional and mostly radiate horizontally
the closer you are to the antenna, the less your phone will radiate (to conserve battery)
This was when we were into 3G/4G and antennas were not so widespread. Today, you cannot move around without seeing antennas.
That's why the battery runs down faster when you have a weak signal, the phone cranks up it's signal to compensate and that takes more battery power. Same goes for Bluetooth.
A few years ago I had a contract to pour concrete for the backup generators on cell towers. I traveled all over southern lower Michigan doing so. You wouldnt believe how many of these cell towers are on school properties.
1k a month is stupid. My mom leases land that a cell tower is own and I assure you she's getting a hell of a lot more. There's more to this a lot more.

...5g is a wee bit different....
School boards are always corrupt. I wouldn't be surprised if the T-Mobile money is going straight into the school board member's pockets.
It has to be something because 1k a month is peanuts. I know because my mom leases land a cell tower is on.
