That DJohnson is a grifter and knows how to put some fake bullet points in word together and screen shot it to grift?
Maybe a link to the actual document would make it seem more authentic.
A little context of where this doc came from would be helpful.
I think the For Planning Purposes Only right at the top seems significant.
He says it in the very first sentence.
