Partially because of gringo tax and partially because they have way more money than the locals, they drive prices up phenomenally. Locals can't afford to live in the areas they infest. Then when they realize it doesn't cost as little to live there anymore, the expats leave.
We're considering relocating to south of the border, and seeing what those who came before us have done to the areas, it's embarrassing to be an American expat. There are so many who go down, isolate themselves in expensive gated expat enclaves, don't learn the language, don't become part of the community, and generally make a nuisance of themselves.
I really don't understand the mentality. They're like locusts. And the saddest thing is they could do so much good in those areas if they just got their heads out of their collective asses.
Are you saying immigrants are like locusts, or just U.S. expats? Because that's the way your comment seems. I see a lot of Latin American immigrants and immigrants from all the other places flooding into FL, refusing to fully integrate into American society, especially by coming over here illegally in the first place, and then flat out demanding they get paid "under the table." Latin America's refused to help stem the illegal tide to the U.S. by fixing their own self created messes (and by allowing the Clowns to foment endless regime changes) and as a result, is just now experiencing what we've been experiencing for the last 60+ yrs. And they want to complain about it now?! That's rich, especially coming from corrupt, Cartel controlled countries that they are.
Maybe, those Americans should come back, and these illegals here in America should go back to where they came from, and help us clean up our messes here, and they can clean their messes "back home,"messes we've all helped create everywhere. The logic is ridiculous on both sides. It's like purposely and purposefully causing your boat to take on water and begin sinking, but instead of repairing it and keeping it afloat and operational, they're jumping ship as soon as they can for a "better" boat. Only, because of this logic, EVERY other boat is now damaged and taking on water, too.
I can't blame immigrants for seeking a better life, especially when the US government rolls out the red carpet in benefits and doesn't require them to assimilate or even minimally comply with immigration laws. But that's not the immigrants' fault that we're run by clowns.
Expats (and I'm generalizing) are well-off, tend to take advantage of the lower cost of living, but then don't really help out the areas they move to when they could. There are exceptions but there's a reason Americans have such a shitty reputation.
I think both should assimilate into their host countries, learn the language and be productive, but someone coming from a poor country to an industrialized one doesn't exactly have the same resources as a wealthy person moving to a "third world" country.
Does it matter whether they're rich or not? Neither learn the language or assimilate. Can't be a money problem.
Those poor people also don't have to commit tax fraud by working under the table. But they do, with no consideration of how much help they could give their gracious host country by paying their fair share of taxes.
Poor people move here, and Lower the Costs of Labor, mainly due to the fact that they learned how to build houses and such in Their Country, how to do Farm and Ranch Work, Mechanics, and other such Skilled Labor, but they do not require the Employer to Pay the exact same Costs of Labor as an American would....
Effect:: Lowered Skilled Labor Pay....
With U.S. Citizens moving to other Countries, they go there with Full Pockets, many may not be Millionaires here, but there, they can buy up a small, decent Ranch, or what is basically a Mansion, or maybe even a Business, or just a large enough piece of Land where the nearest neighbor isn't 50 feet away, but more like 200 feet, they go into town, and the store employees and owners, knowing that ""It's an America"", will raise the costs of items for those specific Individuals. So when it happens in one town that isn't a Tourist town, the locals just cannot keep up with the costs of Living there....
Effect:: Raised Cost of Living....
Either way, the Locals Lose, and they lose big time, and it doesn't matter where this happens, the Effect on the locals is devastating....
If they're going to ExPatriate, From the States, then they should be Barred from returning for at least 10 Years, and MUST take a new Citizenship in the Nation where they move to, if only so they are Forced to Contribute to their New Nation, but lots are not doing that, they're going there on a Tourist Visa and then staying After it has expired, and that's just wrong and immoral, and WE should pay for their Returns, of course, but then the State that they return to should charge them 10X the cost be being returned....

Rich assholes move to affordable states and drive up the real estate prices till they become unaffordable for locals. And to make matters worse they don't assimilate aka keep voting blue. Many such cases in Phoenix, AZ, Austin, TX, Las Vegas, NV, Charleston, SC, etc
Some more places to add to your list: Casper and Jackson Hole Wyoming, Santa Fe New Mexico, Any town close to a ski area in Colorado. Rich leftards move in - bring their old voting habits with them - pay exorbitant amounts for land - vote in high property taxes that they can afford but that force out the locals who cannot. They preach about "Diversity" and "Inclusion" but in real life they set up policies that build financial walls that keep their "lessers" out.
Taos N.M., Albq N.M., namely Corrales and Rio Rancho, and now with the Hollyweird influence, Las Vegas N.M., and that's the short list, there are many other Towns that really Do Not ""need"", CaliPornians moving in and wrecking our State Economics, Costs of Labor, and such....
by this I mean, I asked a Friend to mow one Lawn for me, and I would pay him $100.00 Dollars upon my arrival the next Month, in return he asked for $300.00 Dollars, this influence comes directly from the BS that HollyPedowood has pushed in New Mexico, the whole of 1 lot, something like 75 x 125 feet....
But then, on the other side, we have Wetbacks everywhere in the state, almost can't throw a rock in a City without hitting one, or hitting someone that knows one....
Taos definitely falls in that category, Corrales kind of sorta too, Rio Rancho = overpaid guberment employees driving the prices there, IMO (Los Alamos, Sandia labs, and State employees that commute to Santa Fe). I wish the northern part of state weren't so full of libs because it's a really cool place - best part of the state, IMO. I left off several places only because they would not be known to most here (Taos, Anglefire, Jemez Springs, etc).

I watched it happen in WA St mostly in the 80s. Now watching the same in Utah.
