Anyone live in Florida?

I plan on renting an apartment but eventually buying a house.

Are the insurance prices outrageous? Are people moving out of the state in droves due to this? (Rumor I heard)

Any help will be appreciated!

Right now got my eyes set on Tampa area (including St pete)

The deals are on high rise appartments now. Remember the Sunrise Collapse ? It was of course taken down, did not a fall on its own. Either way the fire sales have begun three years ago, use it to your advantage negotiating. The mortgage companies and banks are hand in hand with Blackrock/Vangaurd. How ? They demand you insure 100% while holding a mortgage, then they say they will not insure. Now what ? They default your mortgage and take the house, so beware. We are on the sixth month from peak pricing, its all falling now, so keep that in mind. Aso migrants are gone, so vaccancies everywhere, the state was paying big $$$ for these rats to live, now they are gone. More good news, retirement communities are emptying out at record pace. Dead everywhere. So huge vacancies in 55+ communities and the best deals. This place rocks, was my vacation retreat and soon I will be considering full time. Tampa is a great place with alot of college and mature families, the Clearwater area is very pricey so keep it in mind, shop around though, your in the driver seat !

West coast has great sunsets and very shallow beaches, the east coast is generaly cooler, more so if you go inland about 8 miles. More forest, more comfortable.

Naples , just south of Tampa has one of the best healthy grocery / farm / food stores in the country :

So he came from a high tax state and thought he'd save more with no state income tax. He was expecting to save more, but he's not due to insurance. Is he still saving more than the high tax state he retreated from?

Be careful signing contracts. Florida has a thing where the car dealer or whomever will literally open a credit application in your name. Right in front of you, tell you NO I’m not opening a credit application or credit check then trick you into signing.

If you do that esign crap on a laptop. Your signature is on a layer like photoshop and they can move it around. Many states have consumer protection where you can leave and have 24-48 hours to cancel depending on the state. Florida doesn’t have that.

Workmen will cheat you short change and over charge. Once they have your deposit they will avoid your contact for months until they get time to do the work.

I know a landscaper who has reviews where people complain that he orders extra sod, doesn’t use it for the job. Then takes the extra sod, no discount for the unused materials.

Please be careful down there. They know a lot of out of towners are coming in and they friendly, ‘oh where are you from’., is more about sizing you up.

There was a recent news story about half way backers. People who moved to Florida, then move to Virgina, Georgia or the Carolina’s. It’s not the cheap affordable Florida we knew as kids. It’s grown up. Make sure you’re close to a major airport. The public transportation or shuttles to the major airports if you live an hour a way is tough.

Tennessee Nashville area is becoming like Florida. Arizona prices are moving up in housing. 300k houses 10 years ago are no close to 1 million or over. I was looking in Arizona 10 years ago and the 4000sq ft homes are now over a million.

People are leaving blue states in droves.

I live in Ruskin, which is 30 to 40 minutes away (right over the Skyway Bridge). Unfortunately, prices are outrageous in Pinellas County, which is why we moved to Hillsborough County from Clearwater. The problem with our counties is that hurricanes tend to cause a lot of damage and insurance companies like to slow roll and find one of the many endless technicalities to not pay.

There's only one place in St Pete that does not require flood insurance. It's a mound of high ground. The only other one is in Clearwater, a high ground area where flood insurance is not required. But regular homeowners insurance is required with a mortgage. Adding flood is expensive.

Yes they are high, but I don’t think people are moving out because of that. Check what category of hurricane the house is rated for. And make sure that the roof is new. It’s expensive and often a long waiting list.

It says 2-6 weeks, but I would figure on 6-8 weeks based on my brother’s experience. But a new roof could cut the insurance rate by about 20%.

I bought my house in 09 during the collapse. live in central FL and never have a problem with flooding or anything else. by the time a huge hurricane makes it here, there is usually not much damage unless you live in a low area or big city that may flood due to too many people in 1 area. or big and or old trees that may fall on your house. my mother has lived in a modular home for 50 years and has never had any hurricane damage here in central Florida. as I knock on wood....

The 12-story Champlain Towers South stood there since the early 1980s, before collapsing on June 24, 2021. Ninety-eight people lost their lives. After the Champlain Towers collapse, Florida went batshit over inspection/repair regulations.Anyone with ½ a brain started selling immediately, the rest are either playing catch up or at a point in life they have to ride out the financial storm.

This year DeSantis loosen the strings a bit, but don't be fooled. Stretching out compliance terms is just a delaying tactic, someone is going to be footing the repair bills, and current sellers are hoping it isn't them.

new condo legislation

The crib notes version is, more inspections, faster repairs, no arguing or delays. Most condo HOA's don't have that kind of money laying about. That means HOA's will have to start issuing special assessments to owners to pay for the repairs. On older buildings, built to different code, your monthly HOA fee could easily double, or worse, depending on what they find and how bad it's out of compliance.

I've also talked with a few people at work that live in FL, (I work remote oil), who said insurance is jacking up rates annually on everyone, regular homeowners not in a beach zone included.

Buyer beware, indeed.

You can find 'good' deals, but make sure you can handle the other shoe dropping afterwards. Might make sense to rent for a while, drive around FL, talk with the locals.

My family has lived in St-Pete since the 60's. Snell Isle is a nice part. The insurance rates have gone up big time. 5 years ago the condo fees were around $500 with insurance included. Now it is over $1,100 a month.

I live in Central Florida. Insurance for homes here is comparable to other parts of the Country. You get on either Coast and that changes drastically. Now auto insurance is a different story. You need to keep shopping rates other wise you will get taken to the cleaners. You have no friends in the Insurance business.

Insurance is more expensive. Rental prices and home prices are way up, especially in the more populated or touristy cities and counties. Electric bills are up. Property taxes are up. Even parking prices are up.

Yes insurance is outrageous. Do not buy in a flood zone. Ull pay insurance and likely not get restored if a flood hits. I dont live far from tampa. 20 miles east. Houses are dropping ive been watching a year. Home rates still suck.
