Last states were certified some week or two later (I believe Wisconsin or Michigan, Georgia, and Pennsylvania were the states in Limbo) so let’s push the “confirmed win” out a couple of weeks from Election Night. (This couple weeks will be important later)

If Trump were to announce tonight that he would be running in 2024, then that would be under the 2 year mark from where Biden was “confirmed winner”.

BUT, if Trump announces it LATER, then that would fall OVER that 2 year mark, thus ALLOWING Trump to potentially finish these remaining less than 2 years AND be technically allowed to run again.

But if Trump announced to today or sooner, then he would technically be conceding to THIS CURRENT 2020 TERM and then running again in 2024. And if he concedes this election now by announcing his 2024 run, then he wouldn’t be able to fill in the 2 years if need be.

Flip side. If he DID announce his run today, (basically conceding to 2020) and fraud was found and he would be reinstated as president, he would only serve these remaining 2 years and not be able to run in 2024.

so it’s best he holds out to AFTER a full 2 year mark to not risk conceding 2020 but also be eligible to state that he’s running in 2024 without technically conceding 2020

I don't think that has any relevance. The issue is if Trump resumes being President before January 20th of next year. Whether or not he announces his run is... entirely irrelevant.
That said... you could end up being right in that he cannot "concede" 2020 until two years after the declaration. It MIGHT have some legal precedence that is best avoided. If he does announce a 2024 run on the 15th, that would be after the declaration of the steal date and he'd still be eligible to serve the remaining two years depending on how things play out and as long as he's back in office after January 20th and not a day before.
This. And even if the rule was after election day and not inauguration day, today would have been fine because election day 2020 was November 3 so it has been 2 years since then. But it doesn't matter because Jan 20 is the date - after noon to be precise.

It's not really a question of when the election was won. Trump was still in his first term throughout 2020. Trump will be eligible to serve as POTUS for six full years if he is reinstated after January 20th of 2023.

The term ends at noon, says nothing about the successor being sworn in at a specific time.

I hold that he can announce a run without conceding the prior election. Simply state "I am not conceding the 2020 election, which was proven to be stolen. And, since our country possesses no mechanism and no political will for correcting a stolen election, the people are forced to suffer through an illegitimate four-year usurpation of the presidency, complete with the degradation of their economy, their happiness, and their standing in the world. So, I am running for 2024 to right the ship of state."
