Three years ago jumped to $900 Two years ago jumped to $1,100 Now this year to $1,549
$308k dwelling, sewer back-up/service line coverage. $1k deductible. No claims history.
How in the fuck do you explain a $450 increase in a year?? Something is not right here. Curious to see what others are experiencing.
Replacement cost has almost doubled in some areas. Inflation is the most insidious tax of all.
Very strange- been in our home 21 yrs- zero claims, ours straight up DOUBLED this year; followed by some BS generic statement about changes in fed and state laws? I'm in greater Seattle area-- auto insurance is next great gouge coming....
Shop around. Thats what I did. Tell them your taking ALL your insurance needs to best value for you. They need to compete, not expect.

I recently had a roof estimate for a little 1000 sq. ft. shop. They said ~$20,000 + $5000 if I wanted new plywood. I turned them down. Found 38 sheets of plywood in CL for $600. Bought the shingles for $1500. Me and the boys demo’ed it and replaced plywood on a weekend and I spent the next 5 days re-shingling. Total cost is 1 week and $2500. It came out perfect. The roofing industry is a scam.
Yeah I’ve already decided when I build next time I’m going metal roof so that I’m dead before I ever have to worry about it. Roofs are so stupid and the repair prices are insane.
I’m starting to think we just build boxes with flat roofs like corporate buildings. About the size of a small dollar general but it’s a house instead. Probably much simpler too without the extra stuff. I think this is why barndominiums are taking off.
Workman's comp for roofers is extremely high. Also their insurance is very high for potential water damage....
In the old days 30 years ago, roofers were paid about 20 dollers per square with an extra 10 to tare off. I could make about a grand a week at that rate. Now with all the illegals they are hiring, they probably pay about the same.
Workman’s comp may be high but the estimator still showed up with a shiny new $85,000 jacked up F350. That all but explained the estimate #’s to me...
Correct. For most jobs they have to do it for what your insurance will pay.
No insurance they will rob you blind. If you find out what your local insurance companies pay, you can use that in your negotiations.
My neighbor just payed 20k for a new air-conditioned, without a furnace. I got both a few years ago for 5k.

I’ve had the same happen but not quite as extreme. Check these things: 1: is it just your home insurance or your escrow which also includes your taxes and insurance? 2: typically it’s smart to switch companies every 3 years or so and bundle with car, etc. 3: sometimes paying in full will save 10% too.
It sucks but I would definitely shop rates at least 2 or 3 places.
Same here. I've had increases every year but there was a huge jump the past two years, basically doubling the premium since 2020. I have to change companies every year and increased my deductible to $5k.
We've lived on our street since 1990, in two homes. We had the same policy at both houses, we had one shower pan claim at the old house 15 years ago, and after a storm in this house we had a new roof. We straight up got dumped. Had to find a new policy. Everyone I know is complaining about this very thing.
With the way that has gone up and the city and county taxes on my home, and my car, who can afford it. I’m thinking of chucking it all and getting a RV and a plot of land somewhere.
The plan is to make single family homes unaffordable. It’s amazing how luxurious the inside of a steel building can be when the outside looks like the city dump. Assessors, like thieves only see the outside.

I’m in San Diego , mine went from 4500 a year to a little over 7000 this year . I’ve called and said I’m going to change companies ., she litterally said good luck . I couldn’t believe it . I haven’t shopped yet, but I heard it’s really hard to find companies ?
We're in CBad off of Palomar Airport. We get our home and auto insurance through Costco. Auto went up considerably this year - no claims.

When mine doubled I called to ask why. Got a scripted response that labor and materials have gone up. I said but I never filed a claim so that doesnt apply to me. She said but other people have. I said then double theirs; their claims have nothing to do with me. Why should I pay for someone else's claims?
So I switched insurance companies and will continue to do so if others take up this policy.
I'm shopping around and all are coming in roughly the same.....Allstate is $2,200/yr for less coverage. What a mess.
Bought a few years ago when market was overpriced for housing so our dwelling is 650k. (I didn't pay that)
They had my personal property at 400k limit.
I paid 1900 last year.
So I asked to lower my dwelling. If I had to rebuild, I'd rebuild smaller not a "like" house. I definitely do not own 400k in personal belongings in my house. I have cheap ikea furniture and nothing of value and could easily replace furniture and clothes for 50k.
I put in the request for changes so we will see what my agent says. 🤷 🤞

Or is it 21 century and State Farm merged ,, I need to get a bundle and see if I can get cheaper , I used to have 21 ins for car and now it’s staefarm I think, but it sucks , they wouldn’t even send me ins cards ,, they say over recorded messsge to sign up website and get myself ,, I’m so tired of paying companies to do their job !

Everyone is taking advantage of price gouging. Its a race to the bottom. All our insurance has doubled this last year down in Florida. Only thing I can do (since I have price shopped this) is to eliminate policies and coverage. I hope sanity comes back at some point.
