Hello Everyone, I got home from work and found a letter in my mailbox from the city. It seems my property has been reassessed and increased by 47,000 dollars. My home wich i finally paid in full three years ago is now going to coat me 5,000 dollars a year in property taxes. I got rid of the bank but now a new slave owner is asking me to pay up to live in my own home. Whats really going on. They killed the business owners and are laying the loss of tax revenue onto the home owners. These thieves are stealing from their own citizens. And don't get me started on the innumerable fees everywhere. Firehydrent, garbage can fees, wheel tax ( every car in the city pays 40.00 for each wheel touching the road) this is thievery. Taxation without representation. Thieves!!!

School systems "rainy day funds" are seldom audited and from what I have read several years ago, incredible amounts of money accumulated collectively. Gold will end the Foreign Exchange Department... This applies to school districts investing in foreign funds.
They have to fund the schools, somehow.

That happened to me last year, conveniently as real estate prices were rising....seems to me they jacked the taxes before the crash that they know is coming
Exactly what has happened in my town. Believe me, when that real estate crash comes, I am going to the city and forcing a reassessment.

For you or anyone else out there, check your County assessor for any Exemption programs. My parents qualified under a Senior exemption in Thurston Co WA. Prop taxes were reduced to 25% of their un-exempt tax status.
Might not help you but my parents didn’t know about the program and it hadn’t been widely publicized to the locals.

An annual income of roughly $450k puts you in the "1%." That income range is comprised of tons of small business owners, job creaters, risk takers. I think you mean the .0001% =)

The Front Range of Colorado has a huge tax base for Denver with the Lowry base, the old Stapelton airport and the LODO popping up in the last 20 years-where does the money go?? Denver is a blue city, getting uglier everyday. AAAAGGGH!

Foothills here. Bought our home in ‘10 just after the crash crap...now it’s ‘valued’ at almost 4x what we bought it for. Add in the vehicle registration with the list of ‘fees’, the grocery bag tax, etc the fucking politicians and their unelected minions add on to everything and I can feel the suck from my pocket...and not in the good way.
Foothills here too. Our values went up a lot!! Everyone here in our small town was fighting it. Some were successful, some have to go to an assessors court or something like that to appeal. It's ridiculous. The bag tax is stupid too. People just go along with all this crap and justify it to save the earth or something. I can't wait until an earth hugger who bought raw chicken puts their cookies in their chicken stained reusable bag and poisons themselves. Remember when license plate fees went up like 200%? They were going to fix the roads. Now I bob and weave all over the highways dodging crappy patched roads and potholes. We live in a beautiful shit hole.
Fucking thieves! Most homes here doubled in price in the last few years. Prices are just now dropping a bit due to interest rates but NOT the valuations for taxes.
Most of that is school taxes for us. Does the operating budget of a school really need to double in 3 years? No. Next time you see a lake full of yachts or those giant mansions you’ll know why. Somebody is getting rich off this shit.

In my state a homestead exemption applies to your primary residence. The assessed value is locked until it sells again. But you have to apply for it.
When the work building got reassessed we had a huge tax hit. I traded a real estate agent some services and had them draw up a lowball comp report and used that to challenge the assessment. During that process I learned that the assessment office just pulls a magical number out of their hat to meet a budget number and then that’s how much assessments go up for everybody due for a adjustment that year. It’s not like smart people individually look at each property.
If I were you, I would find out how to challenge assessments and get prepared to show lowball comps of recent sales or listings as your proof. Chances are the assessor doesn’t want to work hard and realizes their numbers aren’t good, anyway. It’s easier to negotiate down than prove their guess and it’s ultimately not their money to make either.
We're pretty safe. Property tax increases were capped a long time ago and it was and remains a VERY BIG DEAL to the voters here.
Homestead/agricultural/forestry exemptions are based on owning a certain amount of acres and every state is different on the number of acres that is. For example in Vermont you have to own 25 acres to get it. In New Hampshire it’s 10 acres.
I've done that - twice - in my borough. Paid $100 each time for the privilege of challenging their assessment. Just to have the broker who made the fees off my sale testify against me before the borough ruled against me. It's a rigged system.
Just sue them for past property taxes. Plus there should be a new constitutional amendment that all taxes must be approved by 80% of the popular vote including new taxes passed by congress outside of the normal excise taxes and tariffs.

Wait a few months, then get your house appraised by a professional. Maybe get several and take them down to the tax office and appeal it.
Everything is WAY overpriced. Especially in the Midwest and south. 10 years ago properties were 1/3 of what they are now. Coastal exodus made people greedy and prices went WAY up. Now it's like $750k for some shitbox barndominium pole barn on 3 acres in shit town. They can piss off with that racket.

We just went through this in Cherokee County, Georgia. Very well run, fiscally conservative, second lowest taxes in the state.
Our tax bills went through the roof this year.
2/3 of our bills is schools and the school system is in charge of that. After 62 we don't have to pay the school tax.
For the remainder, here the county sets the millage rate, but the state is in charge of the assessments. In fact, they slapped the county for not raising the assessments enough last year.
Our Commission Chair and our State Rep had public meetings to explain this and to talk about solutions, one of which is to raise the home value ceiling. Right now it's I think $425,000 exempt from taxes. With values skyrocketing, people who bought a house thirty years ago for a fraction of that now are above that limit. Here it's literally a matter for some of losing the family farm.
Do call the assessor's office. Find out if you can refute it. Some people have luck doing that.
Our is also going up significantly! And here in NY, it's already disgusting! What is returned for the taxes here, when you consider the taxes levied in southern states (even in PA), is despicable!
I've gotten a similar letter lately. They're looking to increase their tax base to offset lack of money elsewhere. My town for example has open store fronts that seemingly increase by the day. They want to make it up somewhere. No where better than the homeowner who has no choice.
I wasn't even home when the assessor came, and they refused to send him back out. I have made no upgrades since last assessment, but because I "refused to let them in," my property value went up by 30%.
On top of that, I got a notice from my home insurance company. Once my bank got wind, they wanted a higher amount of "protection".
Apparently the mortgage company (at least in NJ) can adjust home insurance coverage without even notifying the homeowner. When my bill went up by $700/yr, I was like "WTF?"
When the state says the value of your property has increased the insurance companies have to raise the replacement value of your home. Renters are furious because they think rent increases for no reason at all because they don't see the tax and insurance bills.

Yeah I get about replacement value, I think it's more the problem of they can just do it without notifying the policyholder/homeowner. Then again the banks have full control, so, shouldn't be surprised.
Ours increased by $98k last year. We paid $158k for it just 7 years ago. Craziness!
Unfortunately this doesn't only happen here, even in third world countries the government steals your money through property taxes.

I made the mistake years ago of clearing some trees for a view, increased my property tax by almost 1,000 bucks, the only service my town provides is snow plowing and road maintenance, for which they got big federal bucks for. The town Listers (those who assess land and home value) have not been back for a few years, god knows what they will decide, as I put a new roof on 3 years ago. It is a small town, and I think there are 7 or 8 families with school age kids left in it. My taxes quadrupled 5 years after I moved here because the town decided to merger with the local elementary school, due to the fact that they loaded the school board with parents who, at that time, had their kids in school. Now there is talk to close the damn school, in that case, my taxes should be cut. But of course that wont happen.
Ask them what contract did you sign for you to owe them money.
Been an ongoing issue in Jackson County, MO. There is now a class action lawsuit against the county for their illegal behavior. All the people on the board... somehow their taxes were lowered. They hired an out of state third party to do the tax assessments this year, and most people saw a 150%+ increase to what they were paying previously. And about 85% of property taxes go to the schools which never seem to have enough money. Our school district used to be top in the state. I'm not sure it's even top ten, but they had the money to spend $20+ million to buy up land. One of the things they bought was the city water park. And apparently they're running it now? It doesn't make any sense!

I’ve owned a small commercial building in Crook County Illinois for 27 years. In that time I’ve paid owe $300,00 for a building I’d be lucky to sell for that amount. And if I did, I’d owe another $50,000 in capital gains taxesTo the IRS.
The whole time I could not vote in any local elections that impacted governance in the town where my building is located. Business owned real estate has been unfairly subsidized home owners property taxes for a long time. You now realize this, but most home owners still don’t have a clue.
